Situated less than two blocks from Washington D.C.’s Union Market, this project transforms an aging warehouse district into a vibrant urban village. The mixed-use, transit-oriented development encompasses multifamily residential units, retail, and office spaces with integrated outdoor amenities. OCULUS, facilitating site planning and detailing, is leading the design of streetscapes and two distinct park-plazas.

Adhering to site-specific design standards while creating a unique sense of place, the pedestrian-oriented streetscapes engage with ground-level retail. A 17,000-square-foot park-plaza—large enough for outdoor markets and festivals— will function as a walkable corridor featuring gardens, an amenity terrace, and outdoor dining areas. Positioned near a railway that runs adjacent to the site, the focal point of the plaza is the custom-made “Gantry” sculpture, which frames views of passing trains and serves as a backdrop for performance and film. A steel structure wrapped with fabric scrim panels and animated with bursts of fog at timed intervals, the Gantry will be a neighborhood beacon that draws people into the site. A short distance away, a smaller park will accommodate passive recreational activities while residents’ gardens and biofiltration beds occupy interstitial spaces.

The Market Terminal Planned Urban Development was approved by the Washington D.C. Zoning Commission in 2016.
